interesting or what?!


i am becoming like the typical singaporean.
checked the news on this soon after i got home today.

property policy changes

have always regarded buying your own place and signing that mortgage as one of the most defining "wow..i am so adult now" moments.

tho i forsee the status quo to remain for us now, it's still interesting development. i know some people will be excited bout this.

i'm excited abt it too.i'm becoming a kiasu SG... a kiasu SG parent to be exact....coz there's a little chance with e change in policy that i'll be able to move near to a good sch so that my kiddoes have better chances to enter.

was just lamenting to the husband last week....why must all the good schs be near private housings or in the east. we west-enders have so few choice and best choice ACS is in Bt Timah where the rich are ... grrr!!!

its good news isnt it? for most people..esp v enticing that 5% only cash payment for pvt property.


n wow! i havent got into the phase of the 'staying near good school' but i guess its only normal for parents 2 want the best for their kids :)

but if want 2 buy, buy now lor.. next few mths i forsee e prices may go up w e relaxation..

now we r rilly talking like typical SGians!

somebody mentioned properties? just your lucky day.....i happened to be in the business of providing homes for singaporeans. (kiasu pon nak kena ada shelter kan ;) )
anyways....basically, it's a policy change to get more people to buy the bigger units and non-landed properties. simply because these units have been "unwanted" and thus unsellable for the longest time. hoorey for those who can afford to upgrade.....status quo for those who can't.
for those who are thinking of upgrading for the purpose of investing.....here's another econs one on one......

if you have one property you are what we call.....short.

more than one....long.

short = if you wait to sell your only property when market is high you'd have to buy your next property at a high price.....and if you decide to buy it now, your current flat is not worth that much. so....what you really wanna do is to roll your money and get another property, prefably condo and rent it out. so....when the prices goes up again....sell your condo off.....then you are long.

ok so after careful considerations.....say.....you decide to proceed.
to invest in a condo for the sole purpose of renting it out, one must first look at the location. anything within the district 09, 10 is a sure winner. best bet would be to try and get expats (europeans / japanese) because they have better records at taking care of your place. the last thing you want is your place to be thrashed.
size is important too......not too small, not too big. 3+1 is the best choice. price does not matter really, cos you won't be paying for it in that sense, just as long as you are eligible for the loan, dats all dat matters.
new condos fetch a much higher rental than the old ones. old here meaning anything more than 5 - 7 years old.
so there you go.....a few pointers. hope you have been enlightened.....

so many questions......whats a girl to do, you asked?
agreed, this is not a forum and i definitely do not want to exhaust my welcome here :) so what i'll do is create a forum of some sort on my webpage and once its done ( give me a couple of days ) i'll give you the link. and hopefully, all our questions will be answered.
